Like-for-like repairs are generally exempt. Structural changes, extensions or new builds require a Development Application through MidCoast Council and a Crown Lands licence for works on Crown waterway land, since Wallis Lake is Crown waterway. If your jetty or pontoon sits near a leased oyster growing area, we'll also check whether NSW DPI Fisheries needs to be notified before work starts.

Pile replacement runs $500–$2,000 per pile. Re-decking a typical residential jetty costs $3,000–$8,000. Full structural rebuilds range from $15,000–$80,000+ depending on size, lake access and engineering requirements. Jobs near oyster leases can take slightly longer to schedule around grower access.

Borer pressure follows salinity, and salinity follows distance from the ocean entrance. Jetties near the Forster-Tuncurry channel and Cape Hawke sit in near-full-strength seawater with strong tidal exchange, ideal conditions for Teredo navalis (shipworm) and Limnoria (gribble). Further up the lake toward Coomba Park, Green Point or the Wallamba and Coolongolook river mouths, regular freshwater inflow lowers salinity enough to suppress borer activity — though those piles are more prone to rot and silt-related settlement instead.

Yes, it's routine work on Wallis Lake. We coordinate timing and barge access with lease holders so we're not disrupting stock or racks, keep anchoring and debris well clear of lease boundaries, and will flag any NSW DPI Fisheries notification your specific job needs before we start. Most residential jetty work near a lease goes ahead with nothing more than a courtesy heads-up to the grower.

Standard pile replacement or re-decking takes 2–5 days. Full rebuilds run 3–6 weeks depending on council and Crown Lands approvals. We try to avoid scheduling construction over the Christmas–January and Easter holiday periods when Wallis Lake's boat traffic peaks, and recommend starting the approval process early if you want summer-ready timing.

It depends where your jetty sits. Right on the entrance channel near Forster or Tuncurry, where borer pressure is highest, composite piles rated for 50+ years often pay for themselves against H6 hardwood that may need replacing in 20–25 years. Further up the lake where salinity is lower and borer activity drops off, treated hardwood usually lasts long enough that the extra upfront cost of composites is optional rather than essential.
